New Moon Overlook home sites are serviced by roads and utilities. These include:

  • Natural gas, electricity, and telephone

  • A series of shared wells that serves clusters of 3-4 property owners

  • High-speed Internet access is available through CNSP Wireless, a local wireless network company that serves the Santa Fe area

  • Easy access to US Highway 285 via an entry at New Moon Overlook Road, a private, all-weather, base-course roadway.


Development Standards

Designed in accordance with the highest standards of conservation development, the development guidelines for New Moon Overlook intend to minimize the impact of new construction on the region’s scenic, cultural, and habitat values.

A carefully defined set of covenants and restrictions encourage home construction that exemplifies the energy-efficiency and water-conservation values of green development.

Governance

The New Moon Overlook Community Operating Agreement describes homeowners' rights and responsibilities, including those related to community governance, trail use, equestrian activities, and the maintenance and stewardship of common areas.

In addition to the Community Operating Agreement that governs the New Moon Overlook, a set of Rules and Regulations were developed in 2014 to clarify matters of performance regarding water use and assessment obligation, among other topics.
